In the future of the design, the housing models will be of two types: one is the housing of consumption that is the multiplication of the options to meet the diversity of the demand; the other is the flexible housing, whose structure can be transformed and adapted to the evolution of its inhabitants. We have to take advantage from many technological options, offered to find flexible, innovative and creative solutions. The structures consist of modular elements that facilitate the solar uptake, the lighting, the ventilation, the insulation and the shading. The buildings connected in a smart grid are the target for the future. The building skin, thank to the flexibility and therefore the possibility of modifying its permeability to the light by mobile screens, may be designed as a technological frontier that allows variations between transparent and opaque modules, inspected equipments and installations. The application of this policy to the renovation of the peripheral areas involves the environmental sustainability of the open spaces, the energetic qualification of disused buildings, the redesign of the residential and collective spaces, the reconstruction of the ecological cycles of the urban metabolism and the regeneration of the environmental resources in the suburban areas.

Abstract
